May 14, 2008 (FPRC) — Such is the assertion of Halifax Home Insurance in which a study reveals that the typical British household contains 1,986 pounds worth of jewellery, with just over one in ten (11 per cent) respondents owning rings, necklace, earrings and other items with a combined value of more than 5,000 pounds. Overall, the country was indicated as having finery to the total value of 52 billion pounds.

Research from the financial services firm also showed that those living in Milton Keynes own the most expensive amount of jewellery on average. People from the Buckinghamshire town have possessions costing a typical 3,186 pounds, compared to the 3,001 pounds in finery consumers in Preston own. London, Glasgow, Stoke and Aberdeen were among the rest of the top ten places in Britain with the costliest jewellery collections.

Martyn Foulds, senior claims manager for Halifax Home Insurance, said; �Our research shows that between us we Brits own a staggering amount of jewellery and enjoy making a statement by wearing valuable items when out and about. However, it seems many people with expensive jewellery collections may be selling themselves short by not getting their articles valued fully and insured for the correct amount.�

�We would advise anyone wearing particularly valuable items outside the home on a daily basis to make sure that they are fully insured for loss, damage or theft when outside their property,� Mr Foulds added.

The study also showed that people in Northampton are most likely to show off their jewellery collection. According to Halifax, the average consumer in this area wears 469 pounds worth of items everyday, with a total of 2,627 pounds kept inside the typical property in the town. Meanwhile, people living in Glasgow and Wrexham wear an average of 468 and 460 pounds worth of jewellery on a daily basis.

With significant numbers of consumers owning costly amounts of jewellery, Halifax advised people to their particularly expensive items valued. Of the five million Britons owning more than 5,000 pounds of finery, more than a third were indicated as never having gone to a jeweller to have such items inspected. A further ten per cent were revealed to not have done this for at least a decade. Meanwhile, just over a quarter of respondents were revealed to have failed to notify their insurance provider after getting their jewellery valued. It was stated that having valuations on a regular basis can help consumers make an accurate insurance claim based on the current worth of their jewellery. Those looking to file a claim were also advised to keep photographs of their items.

People looking to buy an expensive piece of jewellery, whether it is a designer watch or pearl earrings, might wish to consider getting a personal loan. By getting a cheap loan, it may be possible that borrowers can purchase an item quickly and are left with an affordable level of repayment. The additional monetary assistance which a loan provides could also help people to take out comprehensive insurance policy.

Natural bamboo, usually lighter in color will have the same type of muted sound as bamboo wind chimes made of carbonized bamboo. However, most artisans refrain from using the pressure drying techniques as it can take some of the resonance qualities out of the wood.

While bamboo wind chimes can be found at a variety of sources, the handmade ones will each have a unique sound, never repeated in another unit and their hand painted designs insure the owner has a one of a kind decoration on their home.

Using Hooks To Help Your Child Stay Organize

Many parents, rather than doing something to remedy the situation, simply bemoan the untidy habits of their children. The truth is that good habits can be taught to children. If you can teach these habits to your kids, their room will tend to look good without you having to yell at them or constantly remind them to tidy up. Here are a few ideas to get you started on instructing your children proper organizational habits and keeping you from having to dig through a pile of toys to find anything in their rooms.
1. Clean with your child.
Do not ask your children to do something that you will not do children do have a built in idea of fairness and will not be afraid to call you out! Making cleaning a family function can make it feel like less of a chore. Getting the entire family involved and incorporate a reward of some kind movie or game time; anything | something [/spin] that will motivate your children and be enjoyable for the entire family. One idea that can be effective is to give your children a set time in which cleaning must be done, as opposed to simply telling them to pick up their room at one time. This can demoralized young children and be counterproductive.Try setting a timer and instructing your children that they must pick up their room for ten minutes.
3. Places to put things
If you desire your children to be organized, you need to have to ensure that there are places like hooks for them to put their things. Make a designated place to put all of his or her things: toys, clothes, books and so on. Give your children storage bins which can stack neatly. Make a coat racks available for your children to hang things on. Keep in mind, you’re going to have to make it possible for your children to organize.
4.Start each day by making the bed
A unmade bed will give the entire room a cluttered look. As such, make sure that bed making is a habit instilled in your children at the earliest possible age. A made bed improves the look and feel of a bedroom.
Keep in mind as you try to teach these good housekeeping habits to your children that some children will learn quicker than others. You may want to have a special white coat racks for each kid, after all, some people are naturally tidy and others must make an effort towards being organized. How long should you own investment property?

Here are some tips.

No, we’re not referring to the length of your tee shots, or whether your grass needs mowing, just yet. It’s a tax query, here, which we hear repeatedly.

Investment Property

Maybe you have this house which you’ve owned for a while. It’s been sort of a rental, sort of a second (maybe vacation) home. But you find one you like better. So what about the old place? Rent it out, maybe? Dump it, maybe? And then you bump in to your tax adviser on the golf course, and just having heard about the tax deferred “1031 exchange,” your radar goes up, as you think about a way to sell the old place and defer the tax bite.

Investment Property

You find out that in order to qualify for tax deferral under Internal Revenue Code Section 1031, you must have “owned and used” the property for business or investment purposes. But what does “owned and used” mean? How long must you have “owned and used?”

And for once, the Revenooers come to your rescue with some guidance. In a recent statement, they said, “The service recognizes that many taxpayers hold dwelling units primarily for the production of current rental income, but also use the properties occasionally for personal purposes. In the interest of sound tax administration, (we) provide taxpayers with a safe harbor under which a dwelling unit will qualify as property held for productive use in a trade or business or for investment use under Section 1031 even though a taxpayer occasionally uses the dwelling unit for personal purposes.”

Welcome news, for a change, from Uncle Sam. Rich Uncle now pontificates that a dwelling unit which a taxpayer intends to be relinquished property under Section 1031 will qualify as property held for productive use in a trade or business or for investment if:
1. The unit is owned by the taxpayer for at least 24 months immediately before the exchange, and
2. Within the 24 month period, in each of the two 12 month periods immediately preceding the exchange —
a. The taxpayer rents the unit at a fair rental value for 14 days or more, and
b. The period of the taxpayer’s personal use does not exceed the greater of 14 days or 10 percent of the days rented.

So don’t worry; be happy that the IRS is giving you a little tangible advice for a change!

The idea of owning rental real estate seems to be gaining popularity as investors tire of the swoops and swoons of the stock market. As I pointed out in a separate column, not everyone has what it takes to be a landlord. But those who do may find rentals to be a good way to build wealth.
Once you’ve made the decision to buy rental property, your real work begins. Finding a profitable rental property usually takes time, connections and plenty of research.
Here’s what you need to know to get started:
Know your time horizon
As with any other investment, you should have a good idea how long you plan to own a rental property before you buy it, says Robert Cain, publisher of the Rental Property Reporter newsletter.
The longer you plan to own the property, the more you’ll probably need to invest in maintenance, repairs and improvements, Cain said.
“If you’re keeping it for 20 years, at some point you’re going to be putting a new roof on that property. You’re going to be putting in new appliances and doing some major repairs,” Cain said. If you’re only planning to own a property for five years, by contrast, you’ll probably want to avoid making any major improvements unless you’re sure you can recoup the cost with a higher sale price.
You also may face more investment risk with a shorter time horizon. Although your rental will almost certainly appreciate over 20 years, it could easily lose value in the next five, particularly if you’re buying in an overheated market. You’ll need a bigger potential annual return to make up for that risk.
For many small investors, long-term ownership makes the most sense, said Pat Callahan, an attorney, landlord and founder of the American Association of Small Property Owners. You’ll have plenty of time to ride out any swings in the market, and rental income can make a nice supplement to your day job. Find enough rental properties, and being a landlord may become your day job.
